Scope and pricing

What a water damage job includes

  • Moisture mapping with pin and pinless meters and a thermal camera
  • Water extraction and removal of unsalvageable materials
  • LGR dehumidifiers and air movers sized to the loss
  • Antimicrobial treatment of affected framing and subfloor
  • Daily moisture readings and photos, logged for your claim
  • Xactimate estimate and direct billing to your carrier
  • Specialty drying for ceilings and hardwood floors

What we don't do: plumbing repairs, roofing, carpet cleaning, duct cleaning and crawl space encapsulation. We tell you up front when something is outside our scope, and the drying never waits on it.

How pricing works

Inspection and moisture mapping are free. If it is an insurance loss, we write the estimate in Xactimate, the same software your adjuster uses, and bill the carrier directly; you pay your deductible and nothing else unless the carrier denies part of the scope, and we tell you that before we do the work.

For out-of-pocket jobs you get a written estimate before we start. Some written estimates on larger non-insurance jobs carry a fee that is credited back if you hire us.

Rebuild after drying is scoped and quoted separately from the mitigation work.

How it works

Five steps, one point of contact

1

Call and dispatch

You talk to the technician coming out. On site within 60 minutes, 24/7.

2

Inspect and map

Moisture meters and a thermal camera find every wet material, including inside walls and under floors. Photos start here. Hidden source? See leak detection.

3

Contain and extract

Standing water out, unsalvageable material removed, containment and air scrubbers up if the loss needs them. More on emergency water extraction.

4

Dry and monitor

LGR dehumidifiers and air movers sized to the loss. Daily readings until materials hit dry standard, usually 3 to 5 days. More on structural drying.

5

Document and rebuild

Drying logs, photos and the Xactimate estimate go to your adjuster, so any rebuild is scoped against the claim.

You get a call from the person driving, not an automated text.

Insurance

Does insurance cover this?

Short answer: sudden and accidental, usually yes. Slow and long-term, usually no.

Burst pipes, appliance failures, toilet overflows and firefighting water are the losses carriers expect to pay. Groundwater, a leak that ran for months, and neglected maintenance are the ones they push back on. We tell you which yours looks like at the inspection, before you file.

We write the estimate in Xactimate, keep daily drying logs and photos, meet the adjuster on site, and bill the carrier directly. How we handle insurance claims

What you do

1. Call us first so the drying starts.
2. Call your carrier and open a claim.
3. Send us the claim number and adjuster name.
We do the rest.

1. Document

We photograph and meter everything before anything moves, so the loss is on record.

2. Call us, then your carrier

Drying starts the same day. You open the claim; we send the estimate and logs.

3. We meet the adjuster

On site, with the Xactimate scope. Direct billing; you pay the deductible.

FAQ

Water damage questions

How long does it take to dry out a house?

Most residential water losses dry in 3 to 5 days once extraction and equipment are in place. We take moisture readings every day and pull equipment when the materials hit dry standard, not on a fixed schedule.

Do I have to move out?

Usually not. Containment, air scrubbers and equipment placement let most families stay home. Sewage losses and whole-floor losses are the exceptions, and we tell you on the inspection.

Can you fix the plumbing that caused it?

No. We stop the water, extract and dry, and document. The plumbing repair is a separate trade, and the drying should not wait on it. If the source is hidden, our leak detection finds where the water is coming from.

What does water damage restoration cost?

It depends on the water category, how many rooms are wet and what has to come out. Insurance covers most sudden losses and we bill the carrier directly. For out-of-pocket jobs we give a written estimate before work starts.

Will there be mold?

Not if the structure is dried inside 48 to 72 hours, which is why we come the same day. If materials were wet longer than that, we are IICRC certified in mold remediation and handle it under the same job.

Do you charge for the inspection?

No. Moisture mapping and a thermal scan are free. If you need a written estimate for a non-insurance job, we say up front whether there is a fee.

Still have a question?

Call or text and the owner answers. If it is an emergency, say so and we roll.
