What we do when a storm puts water in your house

0:32
  • 0:10 We live here too. We are not waiting for the roads to clear in another state.
  • 0:14 Five steps with one point of contact, and water dried to standard with daily readings.
  • 0:19 Wind or rain through a damaged roof is usually a homeowner claim. Rising water needs flood coverage.
  • 0:27 On site within 60 minutes, 24/7 through storm season.

Scope and pricing

What a storm cleanup job includes

  • Water extraction from floors, crawl spaces and wall cavities
  • Removal of soaked flooring, drywall and insulation that cannot be saved
  • Cleaning and disinfecting of surfaces touched by floodwater
  • Air movers and dehumidifiers sized to the loss, with daily moisture readings
  • Photos and moisture logs of everything, for your claim
  • Xactimate estimate and direct billing to your carrier

What we don't do: roofing, tree removal and rebuild. We dry and clean the inside of the house. The opening the water came through is a separate trade, and the drying should start before it is fixed, not after.

How pricing works

The inspection is free. Storm water losses are usually insurance claims, and we write the estimate in Xactimate, the same software your adjuster uses, and bill the carrier directly. You pay your deductible.

Flood coverage is separate from a standard homeowner policy. Rising water from outside is usually a flood policy question; rain coming through a wind-damaged roof is usually a homeowner policy question. We document the source so the right claim gets filed.

For out-of-pocket jobs you get a written estimate before we start.

How it works

Call and dispatch

2

Inspect and map

Moisture meters and a thermal camera find every wet material, including inside walls and under floors. Photos start here.

3

Extract and remove

Standing water out, floodwater-contaminated materials removed, surfaces cleaned and disinfected.

4

Dry and monitor

Dehumidifiers and air movers sized to the loss. Daily readings until materials hit dry standard, usually 3 to 5 days.

Insurance

Does insurance cover storm damage?

Wind and rain through a damaged roof, usually yes. Rising water from outside, only with flood coverage.

Water that enters through wind damage, a fallen tree or storm-damaged flashing is the kind of sudden, accidental loss a homeowner policy expects to pay. Surface water and flooding that rises from outside are excluded from most homeowner policies and need a separate flood policy. We cannot promise how a carrier will rule.

We write the estimate in Xactimate, keep daily drying logs and photos, meet the adjuster on site, and bill the carrier directly. How we handle insurance claims

What you do

1. Call us first so the drying starts.
2. Photograph where the water came in.
3. Call your homeowner carrier, and your flood carrier too if water rose from outside.

1. Find the entry point

We record where the water came in, roof, window, tree or rising water, because that decides which policy applies.

2. Open the right claim

Wind and roof damage go to your homeowner carrier. Rising water goes to a flood policy, if you have one.

3. One file for both adjusters

If a homeowner adjuster and a flood adjuster both come out, they get the same photos, readings and Xactimate scope.

FAQ

Storm damage questions

How fast can you get here after a storm?

We answer 24/7 and our target is on site within 60 minutes. After a regional storm, call volume is higher for everyone; we tell you an honest arrival time when you call.

Do you do roofing or tarp the roof?

No. We dry and clean the inside of the house. Getting the roof covered is a separate trade, and we start the drying before that work is done, not after.

Is floodwater dangerous?

Water that rises from outside carries soil, bacteria and whatever was in the street, which is why flood damage cleanup includes disinfection. Porous materials it touched, like carpet pad and drywall, come out rather than get dried in place, and the surfaces that stay get cleaned and disinfected.

Does homeowner insurance cover flooding?

Usually not. Rising water from outside needs a separate flood policy. Rain through a wind-damaged roof or a fallen tree is a different loss and usually is covered. We document the source so you file the right claim.

Should I start pulling things out myself?

Move what you can to a dry area and photograph everything first. Leave wet drywall and flooring in place until we meter it; pulling material without documenting it makes the claim harder.

Do you charge for the inspection?

No. Moisture mapping and a thermal scan are free. If you need a written estimate for a non-insurance job, we say up front whether there is a fee.

Still have a question?

Call or text and the owner answers. If it is an emergency, say so and we roll.
