How a mold job runs, start to finish

0:31
  • 0:07 We find the moisture source first, then contain the work area.
  • 0:13 Dried by readings, not by feel.
  • 0:17 We don't do mold testing. Someone else confirms the result.

Scope and pricing

What a mold job includes

  • Moisture inspection to find and confirm the source that fed the growth
  • Containment with poly barriers and negative air so spores do not travel through the house
  • HEPA air scrubbers running inside the work area
  • Removal and bagging of affected drywall, insulation and other porous materials
  • HEPA vacuuming and antimicrobial treatment of framing and surfaces that stay
  • Drying of the area to normal moisture levels before it is closed back up

What we don't do: mold testing. We do the remediation; testing before or after the work is done by someone other than us, so the people confirming the result are not the people who did the work. We also do not do crawl space encapsulation or duct cleaning.

How pricing works

The inspection is free. If the mold came from a sudden water loss that your policy covers, we document it the same way we document the water and bill the carrier directly.

Most mold jobs are paid out of pocket. You get a written scope before we start, and we tell you up front if a detailed written estimate carries a fee.

North Carolina does not license mold remediation. We hold IICRC certification in mold remediation and carry liability insurance.

How it works

How a mold job runs

1

Inspect and find the source

Moisture meters, a thermal camera and a look at where the air and water move. Photos start here.

2

Contain

Poly barriers and negative air around the work area so nothing rides the HVAC into clean rooms.

3

Remove

Affected drywall, insulation and porous materials come out bagged. Framing and hard surfaces get HEPA vacuumed and treated.

4

Dry

Air movers and dehumidifiers bring the area to normal moisture levels, checked with readings, not by feel.

5

Document

Photos, moisture readings and the scope of what came out, for your records or your claim.

Containment stays up until the readings say the area is dry.

Insurance

Does insurance cover mold?

Sometimes. It depends on what caused it, and most policies cap mold coverage.

Mold that grew from a sudden, covered water loss, like a burst pipe or an appliance failure, is often covered up to a mold limit written into the policy. Mold from humidity, long-term leaks or deferred maintenance usually is not. We cannot promise how a carrier will rule, and we do not.

What we can do is document the source, the moisture readings and the scope so the claim is decided on facts. If it is covered, we bill the carrier directly. How we handle insurance claims

What you do

1. Call us so the moisture source gets found.
2. Check your policy for a mold limit, or ask your agent.
3. If you file, send us the claim number and adjuster name.

1. Find the cause

Coverage turns on what caused the mold, so we document the source first.

2. Scope and photos

Everything that comes out is photographed and listed before it leaves the house.

3. Direct billing when covered

If the carrier accepts the claim, we bill them and you pay the deductible.

FAQ

Mold questions

Do you test for mold?

No. We do the remediation. Testing is done by someone other than us, which keeps the people confirming the result separate from the people doing the work.

Do I need to leave the house?

Usually not. Containment and negative air keep the work area separate from the rest of the home. If the growth covers a large area or someone in the house is sensitive, we talk it through before we start.

Will it come back?

Not if the moisture source is fixed. Mold needs water, so drying the area and stopping what fed it is the point of the job, and a free mold inspection starts with finding that source.

Can I just spray it with bleach?

Bleach on drywall or wood does not reach the roots and does nothing about the moisture. Small spots on hard, non-porous surfaces are a cleaning job. Growth on drywall, insulation or framing is a remediation job.

How long does mold remediation take?

Most residential jobs run one to three days on site, plus drying time. Crawl spaces and attics take longer than a single bathroom wall.

Is the inspection free?

Yes. We come out, find the moisture source and tell you what we see. If you want a detailed written estimate for a non-insurance job, we say up front whether there is a fee.

Still have a question?

Call or text and the owner answers. If it is an emergency, say so and we roll.
