Crawl space water damage in Raleigh, NC

Most Triangle homes sit on a crawl space, and that is where water damage goes to hide. We extract standing water, remove soaked insulation and vapor barrier, and dry the space until the readings hold. Free inspections, 24/7. Call (910) 606-6161.

Scope and pricing

What a crawl space job includes

  • Moisture mapping with pin and pinless meters and a thermal camera
  • Water extraction and removal of unsalvageable materials
  • LGR dehumidifiers and air movers sized to the loss
  • Antimicrobial treatment of affected framing and subfloor
  • Daily moisture readings and photos, logged for your claim
  • Xactimate estimate and direct billing to your carrier

What we don't do: crawl space encapsulation, grading or drainage work. We remove the water and the ruined material and dry the space. Keeping water out long term is a separate scope.

How pricing works

Inspection and moisture mapping are free. If it is an insurance loss, we write the estimate in Xactimate, the same software your adjuster uses, and bill the carrier directly; you pay your deductible and nothing else unless the carrier denies part of the scope, and we tell you that before we do the work.

For out-of-pocket jobs you get a written estimate before we start. Some written estimates on larger non-insurance jobs carry a fee that is credited back if you hire us.

Rebuild after drying is scoped and quoted separately from the mitigation work.

How it works

Five steps, one point of contact

1

Call and dispatch

You talk to the technician coming out. On site within 60 minutes, 24/7.

2

Inspect and map

Moisture meters and a thermal camera find every wet material, including inside walls and under floors. Photos start here.

3

Contain and extract

Standing water out, unsalvageable material removed, containment and air scrubbers up if the loss needs them.

4

Dry and monitor

LGR dehumidifiers and air movers sized to the loss. Daily readings until materials hit dry standard, usually 3 to 5 days.

5

Document

Drying logs, photos and the Xactimate estimate go to your adjuster, so any rebuild is scoped against the claim.

You get a call from the person driving, not an automated text.

Insurance

Does insurance cover a wet crawl space?

It depends entirely on where the water came from.

Water from a burst pipe or a failed appliance line that ran into the crawl space is usually covered. Groundwater, surface runoff and seepage through the foundation usually are not, on a standard homeowner policy. We document the source so the claim is decided on facts. We cannot promise how a carrier will rule.

We write the estimate in Xactimate, keep daily drying logs and photos, meet the adjuster on site, and bill the carrier directly. How we handle insurance claims

What you do

1. Call us first so the drying starts.
2. Call your carrier and open a claim.
3. Send us the claim number and adjuster name.
We do the rest.

1. Document

We photograph and meter everything before anything moves, so the loss is on record.

2. Call us, then your carrier

Drying starts the same day. You open the claim; we send the estimate and logs.

3. We meet the adjuster

On site, with the Xactimate scope. Direct billing; you pay the deductible.

FAQ

Flooded crawl space questions

How do I know if my crawl space is wet?

A musty smell in the house, cupping hardwood, a soft spot in the floor or condensation on the ductwork. If you have not looked under the house since spring, that is reason enough to call for a free inspection.

Do you replace the insulation?

We remove insulation and vapor barrier that are wet or contaminated, bag it and list it for your claim. Reinstalling new insulation is scoped separately once the space is dry.

Will a fan and a dehumidifier from the store fix it?

Not with standing water or soaked insulation in place. Once the space is dried properly, humidity control is a reasonable next step.

Do you do encapsulation?

No. We dry the crawl space and document it. Encapsulation, grading and drainage are separate scopes.

How long does a crawl space take to dry?

Longer than a room upstairs. Soil and framing hold moisture, so plan on several days of equipment running with daily readings.

Do you charge for the inspection?

No. Moisture mapping and a thermal scan are free. If you need a written estimate for a non-insurance job, we say up front whether there is a fee.

Still have a question?

Call or text and the owner answers. If it is an emergency, say so and we roll.
